The energy right® New Home Program

For most people, a new home is the most important purchase they'll ever make. Since a new home is such a major investment, it pays to buy one that not only looks good, but is built to save energy. Now through Murfreesboro Electric Department's energy right® New Home Program, your dream home will be built to standards that will make it one of the most energy-efficient houses around. That's why Murfreesboro Electric and TVA developed the energy right® Program. It's a way of helping consumers find a home that will provide them with consistent, comfortable temperatures at a lower cost than most other homes. Homes assigned the energy right® symbol are equipped with features such as a high-efficiency electric heat pump (instead of a central furnace and air-conditioning system); effective insulation, extra caulking, plenty of weather-stripping, double-pane windows; and an electric water heater.

How it Works

The overall efficiency of a home is determined using the energy right® Program Home Energy Rating System (HERS). A home energy rating is a standard measurement of a home's energy efficiency. It is comparable to the miles per gallon sticker on a new car and provides a reference for comparing the energy costs of homes. The rating has become a recognized tool in the mortgage process.

The Updated Program

The energy right® New Homes Plan is designed to encourage the construction of energy-efficient new homes.  New homes qualify for the energy right Program label by achieving a minimum Home Energy Rating that serves to identify to home buyers that these homes have met minimum energy-efficient design criteria.  Homes are evaluated using the energy right Program Home Energy Rating Systems (HERS) Software.

The performance rating of a new home shall reflect, at a minimum, the following features of the home:

·         Geometry, style (floor plan layout) and orientation of home

·         Size of new home (conditioned floor area; conditioned space)

·         Characteristics of unconditioned basement

·         Types, areas, and insulation characteristics of:

-        conditioned basement walls and floors

-        foundation assembly

-        conditioned above-grade walls, floors and ceilings

-        conditioned doors, windows, skylights, etc.

·         Infiltration/air leakage estimates or rate of leakage based on tests

·         Type, location, size and efficiency of heating, ventilation, air-conditioning and water heating equipment

·         Heating, ventilation, and air-conditioning distribution type, location, and its insulation and leakage values
